Based on a client recommendation, TSA Riley was engaged at a late project stage to provide client-side design management services for the Alice Springs Plaza Redevelopment. This significant redevelopment will gentrify the existing shopping centre and deliver a new hotel, office space and apartments.

An early development concept was prepared prior to our engagement however, it was unclear if the project was to maintain the original concept or re-tender. We were tasked with exploring an alternative approach to limit expenditure and maximise the percentage return on investment. This saw the team coordinate the architect to prepare two alternative options. We presented these options to the client for them to decide, before proceeding to run the design development and planning process to get planning approval.

Our team then prepared the project’s design management program, including the procurement and engagement of consultants and builders. We assisted in the selection of suitable services engineering and planning consultants and organised and lead design meetings. Responsible for the design teams’ progress, TSA Riley actively managed design coordination in accordance with the design management program and project milestones.

Located in Tauranga’s fastest growing residential and industrial area, the Lakes in Tauriko – Tauranga Crossing is a lifestyle, dining, and shopping centre, which also forms an entertainment hub. Its location has high visibility to passing traffic, and direct access to State Highways 29 and 36, as well as Route K direct to the Tauranga’s City Centre. 

Following the opening of Tauranga Crossing’s Stage 1 development in September 2016, a partial opening of the Stage 2 mall occurred in early October 2018, with the remainder finished and opened in early 2019.  

Stage 2 reinforces the Centre’s role in the region with the 47,000sqm fully enclosed mall, which includes a state-of-the-art cinema complex incorporating 1,000-plus seats and a V-max auditoria (the first of its kind in the region). It also has a two-level enclosed dining precinct, external play space and kinetic sculptures, seventy-plus retailers, and an additional 700 carpark spaces.

With a long-standing relationship with the client, TSA Riley was engaged to complete Stages 2A and 2B, and provided full project management services. These included Engineer to the Contract, Engineer’s Representative and Project Manager on the basebuild structure, multi-deck carpark, and tenant fitouts.

TSA Riley teamed up with Heinemann Tax & Duty Free and Sydney Airport to bring the Mega B Duty Free Store to life in the heart of Sydney’s international terminal.
