In the heart of the Franz Josef village, at the edge of the Westland World Heritage Park, the Scenic Hotel Franz Josef Glacier is only a breath away from the spectacular Franz Josef Glacier.
This extensive refurbishment entailed the upgrade of 130 hotel rooms over six distinct blocks in the remote location of Franz Josef. The hotel was upgraded to a 4-star standard.
TSA Riley led the full delivery of this complex multistage refurbishment.
Upper Village Entertainment Precinct
Upper Village is a new two-level entertainment precinct, which occupies a f prestigious, elevated, 3300sqm site on the north-eastern side of Brecon Street Queenstown. The precinct includes bowling alleys; arcade games; escape rooms; karaoke; laser tag; table tennis; and virtual reality; as well as a selection of restaurants and bars.
The development included base build works for the Landlord and extensive high-end tenant fitouts for hospitality, retail and entertainment clients. TSA Riley prepared and executed the main contract with Cook Brothers Construction for the base build works and also provided local client-side project management services for the overseas based client.
TSA Riley’s services included contract administration, Engineer to Contract, tenancy coordination, design management and project reporting.
Upper Village Development was a Silver winner in the CARTERS Commercial Awards Category at the 2023 NZ Commercial Project Awards.
Luggate Memorial Centre – Whare Mahana
After closing in 2017, Queenstown Lakes District Council worked closely with the Luggate and wider Upper Clutha community to plan for an innovative, future-proofed replacement community centre that will meet current and future needs of Luggate, the Upper Clutha, and wider District.
The Centre, Whare Mahana, is a test case for future facilities in the Queenstown Lakes District and is the first Passive House-certified community facility in New Zealand. The new Centre includes high-performance windows and doors, excellent insulation, an airtight building envelope, no thermal bridges, mechanical ventilation and design-stage energy modelling to meet the certified standard.
TSA Riley provided the role of Engineer to Contract on this project.
Farmhouse Café – Hanley’s Farm
The Farmhouse Café with its commercial kitchen will provide the community of Queenstown’s at Hanley’s Farm – a 561-hectare residential subdivision – with a much-needed hospitality offering to residents and visitors.
TSA Riley managed the project from concept design to construction under a design and build contract. Our services included services included project feasibility; preparation and development of the design performance specification; execution of the design and build contract; and Resource Consent management.
To meet the client’s budget and programme expectations, the team developed an agile delivery method. This allowed for flexibility in the final tenant occupation and use of the space whilst mitigating the cost risk for the delivery and construction of the build. This approach also proved successful in managing risk in a time where the market had been experiencing significant supply issues.
Salvation Army Queenstown Corps
The Salvation Army Queenstown Corps are developing a new Community Centre at Remarkables Park. The new centre is scheduled for completion in September and includes nine main areas on the ground floor for Salvation Army’s services. The fit out of the first floor was recently added to the project scope and will host tenants of the corps.
TSA Riley delivered full project management services from design management through to contractor procurement and management and carried out a thorough value engineering and redesign process to ensure alignment with the client’s budget.
