Nawton Village is a social housing development in Kirikiriroa Hamilton designed to provide a safe and supportive environment for people with cognitive difficulties.
The new homes have been designed to meet the needs of elderly tenants and young families and are low-maintenance, replicable, and well-insulated. The units add to their existing community housing on the site, with 21 social housing units built over two stages, along with a 251sqm community centre, basketball court, and parking facilities.
To make the homes more cost-effective and efficient to build, the Salvation Army Social Housing division standardised the design of the housing units to facilitate easy fabrication and replication on other sites across the country with minor adjustments.
TSA Riley worked with the design team to develop innovative solutions with the best outcome in terms of cost and buildability. Construction efficiencies have been further achieved using Structurally Insulated Panels (SIPs), enabling off-site fabrication and quick on-site installation upon delivery. Adopting this approach has ensured a streamlined construction process and timely project completion.
Waikato Innovation Park – Park Central
This project involved the construction of a new, purpose-built commercial office and standalone workshop and yard which is adjoined by a small linkway. The design needed to satisfy the needs of a sole tenant but provide flexibility to remove the link and split the two buildings for future tenants or purpose groups if required.
TSA Riley provided project management services for both the base build and fitout phases. This included design management, procurement and construction management as well as working closely with both clients to ensure all base build and tenant requirements were incorporated.

Te Wharekura o te Kaokaoroa o Pātetere, Putāruru
Working in the Waikato Region for the Ministry of Education on Te Wharekura o te Kaokaoroa o Pātetere in the South Waikato District town of Putāruru was a rewarding experience for TSA Riley. The kura (school) is level 1 Māori immersion school, with 80% instruction in te reo Māori.
This greenfield project involves the construction of six new learning spaces and a new toilet / shower block on the existing kura. Block A is a dynamic space able to be split into four separate learning spaces or opened up into a single large performance space. It also has a unique operable glazed external wall that opens overhead to the courtyard, creating seamless indoor / outdoor flow enabling the kura to maximise its performance space.
