All ProjectsOuter Harbour Channel Widening Project
There was an urgent need to widen the existing shipping channel and swing basin into the Port of Adelaide to accommodate larger and wider post-Panamax vessels without operational restrictions.
TSA Riley was engaged to lead the community, stakeholder engagement and communications for this significant infrastructure project on behalf of Flinders Ports. The project involved widening the existing outer harbour shipping channel from 130 meters to 170 meters, with 1.55 million cubic meters of dredged material to be placed approximately 30 kilometres offshore in Gulf St Vincent.
The project was completed early 2020, and Flinders Ports is now welcoming an unprecedented number of post-Panamax ships and passenger cruise ships to Port Adelaide. This project was crucial to enhancing the bulk import / export and tourism markets in South Australia and is c success for Flinders Ports and is considered a great success for the state of South Australia.
Pirate Life Brewery Port Adelaide
TSA Riley was engaged by Carlton United Breweries, via a managing contractor-type delivery model to develop the design and lead the procurement, construction and delivery of the overall project. Led by Senior Project Manager Josh Smith, this bespoke commercial scale craft brewery was delivered using local contractors ahead of the stretch target schedule and budget. The Project scope comprised a commercial scale brewery with a footprint over 7500m2, a 1500m2 office re-fit in addition to an architecturally designed, 300-person hospitality venue.
With a brewery build time of less than 3 months, the project has been recognised as the fastest built brewery in the history of global brewing giant AB-Inbev. It is estimated the delivery methodology saved between six to seven million dollars in capital cost.
To achieve project success in a very tight timeframe, we co-located our project team to site which enabled us to directly influence and manage the planning, design, procurement and construction activities in parallel. We delivered exceptional results across all project elements with full control over construction, contracts and WHS management for the duration of the project.
The project included a sophisticated Krone’s brewhouse, cellar, canning and packaging line, high pressure gas fired steam boilers, reverse osmosis and trade waste and ammonia/glycol chiller plants. We managed the interface with all approval bodies and authorities to deliver new water, sewer and gas connections in addition to an augmentation of the site power supply infrastructure
Alice Springs Plaza Redevelopment
Based on a client recommendation, TSA Riley was engaged at a late project stage to provide client-side design management services for the Alice Springs Plaza Redevelopment. This significant redevelopment will gentrify the existing shopping centre and deliver a new hotel, office space and apartments.
An early development concept was prepared prior to our engagement however, it was unclear if the project was to maintain the original concept or re-tender. We were tasked with exploring an alternative approach to limit expenditure and maximise the percentage return on investment. This saw the team coordinate the architect to prepare two alternative options. We presented these options to the client for them to decide, before proceeding to run the design development and planning process to get planning approval.
Our team then prepared the project’s design management program, including the procurement and engagement of consultants and builders. We assisted in the selection of suitable services engineering and planning consultants and organised and lead design meetings. Responsible for the design teams’ progress, TSA Riley actively managed design coordination in accordance with the design management program and project milestones.
Sundrop Farms Horticultural Project
TSA Riley was engaged to manage all elements of this complex multidisciplinary project based in regional Port Augusta, South Australia. Our team managed the delivery of the overall project including the management of construction and commissioning and system-wide integration and start-up from inception to operational handover. TSA Riley supported Sundrop Farms in transitioning the business from a construction project to an operational facility and self-performed all greenhouse fit-out activities. TSA Riley and Sundrop Farms were successful in delivering a world-first, highly complex, renewable energy project along-side a tier 1 EPC contractor in regional South Australia. This landmark project was completed on time and within budget.
The project scope included the development of twenty hectares of climate controlled, world class greenhouse infrastructure in addition to a 40 MWth concentrated solar thermal power plant delivering heat energy and electricity to the facility. The solar field comprises over 23,000 mirrors that track the sun and a 125m high tower and solar receiver unit. Greenhouse irrigation and cooling water is supplied from the adjacent Spencer Gulf with up to 1ML of seawater desalinated per day.
The project was highly innovative in delivering a world-first facility offering a significant reduction in carbon emissions and operating costs in comparison to conventional commercial scale greenhouses. The plant currently employs nearly two hundred people and provides widespread benefits to the local community, the horticultural industry and the environment.
U City Development
U City is a AU$100 million project for the delivery of a 20-level multi-function tower block. It features a mixture of retirement residences, specialist disability and accessible accommodation, a social services hub, retail, community arts and cultural space, commercial facilities, and public access areas.
The area was revitalised with direct access to the market precinct through a rejuvenated laneway and public use foyer. A key element of this project was the significant transformation of the Uniting Communities business as it prepares to own and manage this significant structure and the multiplicity of functions it will offer.
TSA Riley was the Project Director, responsible for managing the delivery of this project. We were a member of the client’s executive team, providing business leadership to support the relocation, reconfiguration and cultural shift to transition Uniting Communities to a new home. TSA Riley also had a lead role in the concept development, delivery methodology and providing a governance framework to support the Board and Redevelopment Steering Committee.
Officially opened in August 2019, U City is South Australia’s first Certified Carbon Neutral Whole Building.
