ProjectMayfair House
With a Net Lettable Area of 12,173 sqm across 14 floors, Mayfair House is home to circa 1,100 Department of Corrections Ara Poutama Aotearoa (Corrections) staff across 38 business units. The refurbishment and new fitout across 14 storeys provides staff with a secure, modern, agile working environment, with technology throughout to allow for flexibility and adaptability in the future.
As Project Manager, TSA Riley’s scope included the procurement of the consultants, the development and management of an integrated master programme (including inputs for ICT, security and specialist business units), management of SHF designers and deliverables required by the development agreement, communication with the landlord and base-build team, procurement of the SHF contractor, MCHF deliverables, and contract administration throughout the construction period. TSA Riley also managed the decant and relocation logistics of their 1200+ staff into the new fitout.
TSA Riley working closely with Corrections to manage the significant rescoping of the project. We kept Corrections’ key objectives front of mind. These included creating an inspiring and agile workplace environment that would last for the future and sustainable outcomes through adaptive reuse of the existing building. Despite challenges such as a tight programme and project delivery during the Covid-19 lockdowns, we successfully met these objectives. We ensured the project was delivered to a high standard within the approved budget and safely with zero harm.
The space is a vibrant, modern open plan and energy-efficient workspace that incorporates Correction’s Ara Poutama design.
Mayfair House Refurbishment was shortlisted as a finalist for the Colliers Best Team Award for the Property Council New Zealand’s 2021 Wellington Property People Awards.
