ProjectGPO Postal Lane, Melbourne
TSA Riley provided comprehensive upfront project management services to improve the visual impact, ambience, aesthetics and weather protection of the GPO Postal Lane in the Melbourne CBD. We assisted ISPT to collate stakeholder input, engage and manage the consultant team, develop the design, obtain authority approvals.
TSA Riley also liaised with tenants and asset management, developing a cost plan, and running a competitive market tender to appoint a contractor. Key stakeholders included Heritage Victoria, Fire Brigade and City of Melbourne Town Planning.
Challenges TSA Riley overcame included:
- Heritage Victoria approval by ensuring no impacts to the GPO nationally listed building.
- Neighbouring property consent as the works were constructed on the boundary line.
- Fire engineering approval noting the laneway is also a path of escape from the GPO building.
- A layered history with old services, foundations in-ground, and other latent conditions.
- Existing lease commitments and the requirement that the area remained operational throughout construction.
- Safety restrictions with limited access to a live operational environment.
Re-use of the existing infrastructure, driving innovation for energy efficiency.
